Preparing your Kentucky home for tornado season involves both physical safety prep and insurance documentation prep. Western Kentucky averages 25-35 tornadoes per year and sits in the primary mid-South severe weather corridor. Do these 6 steps before the next warning.

Step 1: Photograph and inventory the inside of every room
Walk every room with your phone camera. Video works better than still photos — you’re capturing everything at once. Open closets, cabinets, drawers. Zoom in on model numbers of electronics and appliances. Save to cloud storage (Google Drive, iCloud, Dropbox). Update annually.
Step 2: Photograph the outside of every side of the house
Same phone-video approach. Roof from ground level, all four sides of the house, HVAC condenser, deck or patio, detached structures, fencing, mature trees.
Step 3: Review your dwelling coverage limit
Confirm dwelling coverage is at replacement cost — what it would cost to rebuild at 2026 construction prices. Not market value, not the mortgage balance. Kentucky rebuild costs are up 30-40% since 2020.
Step 4: Verify wind/hail deductible
Most Kentucky carriers moved to a percentage-of-dwelling wind/hail deductible (1-2%). On a $300k home, that’s $3,000-$6,000 out of pocket before the policy pays. Know this number before you file a claim.
Step 5: Confirm Loss of Use / Additional Living Expenses coverage
If a tornado makes your home uninhabitable, Loss of Use pays for hotel, meals, and temporary housing during rebuild. Standard limit is usually 20-30% of dwelling coverage.
Step 6: Identify your safe room or shelter location
Insurance doesn’t help if you’re not safe. Kentucky homes typically don’t have basements — the safest room is an interior first-floor room away from windows (bathroom, closet, hallway). If you have a FEMA-approved safe room, keep the certification with your insurance file.
