Why older homes rate higher
- Knob-and-tube wiring — fire risk. Many carriers decline coverage if knob-and-tube is still present.
- Galvanized plumbing — pipe failure and water damage claims. Common in pre-1970 homes.
- Older electrical panels — Federal Pacific Electric (FPE), Zinsco, and 60-amp panels are known fire hazards. Some carriers decline entirely.
- Cast iron drain lines — sewer backup risk. Not a decline but rates higher.
- Older roof systems — cedar shake, slate, tile all have age-based risk factors.
- Foundation type — stone foundations rate differently than poured concrete.
Updates that DRAMATICALLY lower premium
- Full electrical panel + wiring update to modern copper/aluminum: Can move a nonstandard home to preferred tier. 15-30% premium drop, plus makes the home writable at more carriers.
- Full plumbing replacement (PEX or copper): 10-20% premium drop, removes water damage risk factor.
- New roof (impact-rated shingle): Moves the home to preferred roof tier. 15-25% premium drop.
- HVAC replacement: Reduces fire and water damage risk. Small direct discount but improves overall rating.
- Sewer backup coverage endorsement: Won’t lower premium but protects you from the exact claim older homes are most likely to have.

Homes in historic districts often have additional considerations: preservation covenants can affect rebuild specifications, matching original materials may be required, and replacement cost estimates should factor in period-appropriate construction. Standard replacement cost estimators often underinsure historic homes by 20-30%. Ask specifically about “historic home replacement cost” endorsements.
