Flood insurance in Kentucky is separate from homeowners insurance and is not included in any standard home policy. If your home is in a designated flood zone, your mortgage lender requires it. Even if it isn’t, roughly 25% of NFIP claims come from properties outside high-risk zones. Kentucky Lake, Lake Barkley, and Ohio River proximity homes need to know the flood picture cold.

Two ways to buy flood insurance in Kentucky
National Flood Insurance Program (NFIP)
Federal program, available through most insurance agents (including Boswell). Coverage limits: $250,000 building, $100,000 contents for single-family residential. Coverage is uniform across carriers — differences are servicing, not coverage.
Private flood insurance
Various private carriers now write flood insurance, sometimes cheaper than NFIP and with higher coverage limits. Better for high-value homes (over $250k dwelling) or homes in low-risk zones. Not all mortgage lenders accept private flood — verify before switching from NFIP.
Kentucky flood zone classifications
- Zone AE, A, AH: 1% annual chance flood zone (100-year flood). Mortgage lenders require flood insurance.
- Zone X (shaded): 0.2% to 1% annual chance (500-year flood). Not required by mortgages but recommended.
- Zone X (unshaded): Minimal flood risk. Coverage optional and cheaper.
- Zone VE: Coastal high hazard. Doesn’t apply in Kentucky (no ocean coastline).
Kentucky Lake and Lake Barkley flood considerations
TVA controls water level on Kentucky Lake through the Kentucky Dam. Normal summer pool is 359 feet. Winter drawdown reduces to about 354 feet. Homes below 360 feet elevation face highest flood risk. Homes at 365+ feet are generally safe from lake flooding.
Land Between the Lakes cabins, Aurora area homes, Grand Rivers area homes should all check their elevation against the FEMA flood maps AND their specific TVA-adjusted elevation before determining coverage need.

- Groundwater seepage where no external flood event occurred
- Vehicles (covered under comprehensive auto)
The 30-day waiting period
NFIP flood insurance has a 30-day waiting period before coverage takes effect. You cannot buy it as a storm approaches. Exceptions: mortgage-required at closing (starts immediately), or if you increase coverage on an existing policy.
