Running a business from your Kentucky home creates coverage gaps that a standard homeowners policy doesn’t address. What standard homeowners covers (and doesn’t) for home business
- Business equipment on premises: Standard policies cover $2,500-$3,000 typically. Insufficient for most real home businesses.
- Business equipment off premises: Usually limited to $500-$1,500. Laptop stolen from a coffee shop? May not be covered.
- Business inventory: Usually excluded or narrowly limited.
- Business liability: Excluded. Any claim from a client, customer, vendor, or delivery person visiting your home for business is NOT covered by homeowners liability.
- Loss of business income: Excluded. If a covered loss shuts down your home business, homeowners doesn’t replace income.
Three ways to close the gap
1. Business endorsement on homeowners
Some Kentucky carriers offer an in-home business endorsement that raises equipment limits and adds limited business liability. Fits low-revenue consultants and freelancers who don’t have clients visit. $50-$200/year add-on.
2. Standalone in-home business policy
A dedicated in-home business policy covers equipment, business liability, loss of income, and some accounts receivable. $400-$1,000/year for most small operations. Fits solo professionals with real revenue.
3. Business Owner’s Policy (BOP)
For home businesses with employees, inventory, or clients visiting regularly, a full BOP is appropriate. $500-$2,500/year for most operations. Same as a small commercial storefront BOP.

Professional liability (E&O) — separate from general liability
General liability covers physical damage or bodily injury. Professional liability (Errors and Omissions, or E&O) covers claims that your professional services caused financial harm. Consultants, freelance designers, accountants, and other service professionals should have E&O in addition to general liability. Costs $400-$1,500/year for most solo professionals.
Kentucky sales tax and home business
