Homeowners Insurance Discounts Most Kentuckians Miss

Most homeowners in Western Kentucky renew the same policy year after year without ever asking what credits they qualify for. That is understandable. The bill shows up, you pay it, life keeps moving. But homeowners discounts almost never apply themselves. Somebody has to tell the carrier you earned one.

Here is the list I walk through with clients around Murray, Benton, Mayfield, and Paducah. None of it is exotic. These are standard credits sitting on most carriers rate sheets, waiting on the right information.

Bundling your home and auto

This is the biggest single credit on most homeowners policies, and it is still the one people lose most often. Carriers give a real discount on both policies when they are written together. What gets missed is what happens when one policy moves. If you shopped your auto three years ago, moved it somewhere else, and left the house where it was, you are probably paying the unbundled rate on the home and never saw it happen. The house does not send you a note about it. It just quietly costs more.

A newer roof

Roof age drives homeowners pricing in Kentucky more than almost anything else on the application. We get wind, we get hail, and carriers price for both. If you replaced your roof after a storm, or the seller replaced it right before closing, and nobody ever sent that documentation to the carrier, you may still be rated on the old roof. Dig up the invoice or the permit and get it to your agent. Some carriers add a further credit for impact-resistant shingles, so it is worth knowing what actually went on the house.

Protective devices

Monitored burglar and fire alarms are the classic ones, but the list is longer than most people think: smoke detectors, deadbolts, fire extinguishers, and increasingly water leak sensors and automatic water shutoff valves. Water damage is one of the most common homeowners claims we see in this part of the state, and carriers have started rewarding people who take it seriously. Updated wiring, plumbing, and HVAC do not always show up as a named discount, but they absolutely affect how a house rates.

Claims-free and continuous coverage

Some carriers count years since your last claim. Others count years you have carried coverage without a lapse, even if you switched companies. Both can be worth a lot at renewal. This is also the reason I tell people to think hard before filing a small claim they could reasonably absorb. A twelve hundred dollar claim can quietly cost more than that over the following five years once the claims-free credit disappears.

How you pay the bill

Paid in full, automatic bank draft, and paperless documents each carry a small credit with most carriers. Individually none of them are exciting. Stacked together on a policy you were going to pay anyway, they add up to real money for doing nothing different.

New purchase and home update credits

If you bought your home recently, many carriers apply a new-purchase credit that steps down over the first several years. Newer construction rates better on its own. And major updates count even on an older house. Around Murray and Mayfield we have a lot of homes built in the sixties and seventies that rate much better than their age suggests because the roof, wiring, plumbing, and heating have all been redone. If your house has had that work and the carrier does not know, you are being rated as if it has not.

Affiliation and occupation credits

Depending on the carrier, there may be credits tied to being retired, to certain professions, to alumni or professional associations, or to membership with a credit union. These are inconsistent from company to company and they are almost never volunteered. You have to ask.

Raising your deductible is not a discount, but it works

Moving from a one thousand dollar deductible to twenty-five hundred can cut a meaningful amount off the annual premium. The only honest question is whether you could write that check tomorrow without it hurting. If the answer is no, do not do it. Also worth knowing: in Kentucky, wind and hail frequently carry a separate deductible calculated as a percentage of your dwelling limit, not a flat dollar amount. That is a different number than the one on the front of your declarations page, and it surprises people after a storm.

What to ask at your next renewal

Print your declarations page and go down this list with your agent:

  • Which discounts am I currently receiving, by name?
  • Which ones does this carrier offer that I am not getting, and what would it take to qualify?
  • What roof age and roof material is on file for my house?
  • What is my wind and hail deductible, in dollars?
  • Is my auto still bundled with this home policy?
  • Have any updates to the house gone unreported?

Six questions. Fifteen minutes. It is the highest-value fifteen minutes most homeowners will spend on their insurance all year.
