A pool at your Kentucky home changes your insurance in three ways: dwelling coverage extends to cover the pool structure, liability exposure increases significantly, and some carriers add restrictions or decline coverage altogether. Premium impact of adding a pool
Adding an in-ground pool to a Kentucky home typically adds $75-$300 per year to your home insurance premium. Above-ground pools add $50-$150. The pool itself is covered under Other Structures (typically 10% of dwelling coverage), and liability rating shifts to account for the exposure.
Liability considerations — the bigger story
Pools are what insurance rating calls an “attractive nuisance” — a feature that attracts neighborhood children even when they’re not invited. Legal liability standards are stricter for attractive nuisances. A single drowning or serious injury claim can produce a judgment that exceeds most standard homeowners liability limits.
For pool-owning households, we recommend at least $500,000 in homeowners liability and a $1-2M umbrella policy on top. Umbrella coverage for pool owners costs slightly more than standard umbrella ($250-$500/year for $1M) but is essential.
What Kentucky carriers require
- Fencing. Most carriers require a 4-foot minimum fence with self-latching gates. Some require 6-foot.
- Diving board rules. A number of carriers decline coverage or add exclusions for homes with diving boards.
- Pool slide rules. Some restrict or exclude coverage for pool slides.
- No unlocked access. Pool cover, safety net, or locked gate required when not in use.
- Depth restrictions. Pools deeper than 8-10 feet may see additional restrictions.
Coverage gaps most pool owners miss
- Pool equipment. Pumps, heaters, filters — some policies cover these under Other Structures, others require scheduled coverage.
- Pool cover. Covers can cost $2,000-$8,000. Verify they’re covered.
- Deck and surround. Concrete deck damage from freeze/thaw. Check whether covered.
- Ice damage during Kentucky winters. Freezing damage to pool equipment. Confirm covered.
