Kentucky Mobile Home & Manufactured Home Insurance (2026 Coverage Guide)

Mobile home and manufactured home insurance in Kentucky is a specific product line — not the same as standard homeowners insurance. The policy form is different, the coverages are different, the carriers who write it are different, and the cost is generally lower. Whether you own a singlewide, doublewide, or newer manufactured home on a permanent foundation, here’s what you need to know.

Mobile home vs. manufactured home vs. standard homeowners policy

Mobile home (pre-1976): Built before HUD manufactured housing standards. Very few carriers write. Coverage typically actual cash value only. Often difficult to insure at all.

Manufactured home (1976+): Built to HUD standards. Most Kentucky carriers write, though with specialty forms (HO-7 policy form typical). Coverage can be Replacement Cost with the right endorsement.

Modular / stick-built: Built to state construction codes and site-assembled. Insured as standard homeowners (HO-3 form), same as any other home.

What manufactured home insurance covers

  • The home structure itself (Coverage A equivalent)
  • Other structures on the property (Coverage B)
  • Personal property (Coverage C)
  • Loss of use (Coverage D)
  • Personal liability (Coverage E)
  • Medical payments to others (Coverage F)
  • Optional trip coverage — for damage during transport if you move the home

Kentucky-specific mobile home considerations

  • Wind exposure. Manufactured homes are more vulnerable to wind and tornado damage. Anchoring and tie-down requirements matter — properly anchored homes rate better.
  • Foundation type. Permanent foundation (concrete, brick, or block) rates better than piers or tie-downs alone. Some carriers require permanent foundation to write coverage.
  • Age of the home. Pre-1976 homes are typically declined. 1976-1990 homes are limited. 1990+ homes have full options.
  • Roof type. Metal roofs (common on manufactured homes) rate differently than asphalt shingle.
