Standard homeowners and even standard landlord policies don’t respond to short-term rental claims. Airbnb’s Host Protection has meaningful gaps. Why standard homeowners doesn’t cover Airbnb
Homeowners policies (HO-3, HO-6) exclude business use. Renting for compensation, even occasionally, qualifies as business use. A claim during a paying guest’s stay can be denied entirely. This is not a technicality — carriers investigate and deny.
Airbnb Host Protection Insurance limitations
Airbnb includes AirCover Host Damage Protection (up to $3M) and Host Liability Insurance ($1M). Sounds like a lot, but:
- Coverage only applies during confirmed Airbnb stays
- Property damage claims subject to Airbnb’s review and approval
- Liability coverage is secondary to your own policy — Airbnb pays after other insurance exhausts
- Doesn’t cover cash, jewelry, personal valuables
- Doesn’t cover you when the property is unbooked or between guests
- Doesn’t cover long-term rentals or extended stays
What proper short-term rental insurance covers
- Property damage from guests — theft, vandalism, accidental damage
- Liability from guest injury on the property — the big one
- Loss of rental income from covered losses making the property unrentable
- Personal property (yours) in the rental — furniture, appliances, decor
- Coverage during vacant periods between bookings
- Coverage regardless of platform — Airbnb, VRBO, direct rentals, all covered under one policy
Kentucky Lake short-term rental considerations
- Wind and hail exposure at lakefront properties
- Boat dock coverage separate from house policy
- Guest injury on docks, boat lifts, watercraft
- Higher liability limits recommended for waterfront ($500k+ underlying, $2M umbrella)
- Winter vacancy considerations if seasonally rented
Coverage options
Business-use endorsement on homeowners
Some Kentucky carriers offer a short-term rental endorsement on homeowners policies. Simplest for hosts who rent occasionally (under 30 days per year).
Dedicated short-term rental policy
Purpose-built commercial policies for STR hosts. Proper option for hosts renting regularly. Slightly higher premium than a homeowners policy but complete coverage.
Commercial general liability
For high-volume hosts, full commercial GL is warranted. Includes broader liability protection.
