Timeline: When your buyer needs to start insurance
Buyer should have quotes in hand at least 3 weeks before closing. Bind coverage 7-10 days before closing to give the mortgage company time to receive and verify the binder. Lender-required binder delivery is typically 5 business days before closing at most Kentucky mortgage companies.
Standard mortgage lender requirements
- Dwelling coverage at least equal to the loan amount OR replacement cost — whichever is greater
- Named mortgagee clause with the lender’s exact ATIMA language
- Deductible not to exceed a specified amount (varies by lender — Fannie/Freddie usually $2,500 max)
- Escrow of one year’s premium either paid at closing or included in escrow account
Common closing pitfalls insurance-related
- Home has an older roof. Some carriers won’t write, others require roof inspection. Add 2-3 days to timeline.
- Prior claim history at the property (CLUE report). Two claims in 3 years can trigger declines. Buyer needs alternatives quoted.
- Rural property with distant fire service (PPC 8-10). Fewer carriers write, higher premium. Buyer needs to know upfront.
- Home in a flood zone. Standard homeowners doesn’t cover flood — separate NFIP or private flood policy required. Add 5-7 days to timeline.
- Buyer has poor credit or prior claims. Nonstandard tier rating — higher premium, may need multi-carrier shopping.
Kentucky-specific issues to flag for buyers
- Wind/hail deductible is now percentage-of-dwelling at most carriers (1-2%)
- Roofs over 15 years may be on Actual Cash Value settlement
- Kentucky Lake, rural properties, and older homes rate higher than metro Louisville/Lexington
- Umbrella policy is inexpensive protection every first-time homebuyer should consider ($200-$400/year for $1M)
